Lots of good comments and information. The first thing you need to know is that in almost all cases YOU will be the first responder. Knowing this, you must be mentally prepared for almost any situation. You must play over different scenarios in your mind and have a plan for each. In this way, you will not freeze up and will react quickly.
Using good common sense, by notifying your office of where and who you will be with, taking prospective buyers vehicle license and drivers license info and giving it to your office manager is helpful.
Have a personal protection product like a pepper spray, a taser, or a stun gun. A pepper pen is really a good idea because you can have it at the ready and a "buyer" will not be aware of it. Just be sure you know how to use any of these products. There is also a pepper pager and a stun gun that looks like a cell phone.
Never allow yourself to be cornered in a house. Always have the "buyer" go ahead of you.
There are a lot of other things you can do to protect yourself, but the main one is to have the element of surprise on your side, not the "perps".
Be prepared for anything and be safe, not sorry.

Any economist would tell you that the Canadian economy has been stagnant for almost 2 years... not booming (look at the TSX stats). Housing prices are based on supply and demand... it doesn't take an economist to figure out that investing in the BC housing market right now could be very dangerous. I think the VREB stats speak for themselves - lots of inventory and less demand. I'm a consultant that is working on alot of the larger resort and urban condo developments across BC and many of my clients are getting nervous.... Anyways, we will see how things evolve next Spring..... I think you probably know whats up too... but it's not good for business to discuss such things.... The only reason I wrote this is I'm just so tired of reading predictions that may lead to less knowledgable famalies ending up over extending themselves based on false predictions...

[...] It’s neat that the place has steel beams like a high school gymnasium, but what are we looking at and how is it going to entice a buyer to give you a call? Try and tell a story with your pictures! Not as good as yesterday’s photo though, be sure to check it out. [...]

classic, people need to keep their problems to themselves.

I've recently heard of a seller letting people know he is dying and needs to sell his house for his family, which is obviously a good thing to do for his family. But I've heard from a few people in the area that just feel too weird about making offers as the guy has his house price set very high.

I do live in an apartment and deal with the strata, it seems they do reasonably well (at least this year) with day to day operations but when it comes to issues or special circumstances they drop the ball.

We also have council fighting with each other in the minutes which isn't too appropriate either.

Hi Womp, thanks for the comment.

Yes, most of my diving has been done right here in BC. I learned to dive off Whytecliff Park in West Vancouver when I was 15. I got all my training in Vancouver (where I used to live), and taught somewhere in the neighbourhood of 150-200 people when I was teaching before leaving for the tropics on the cruise ships. Sadly, since I moved to the Island three years ago, I think I've only been on one dive. I really need to get back into it!
